About the Collective Sales

 

The former Advance Apartments in Geylang were purchased by an unnamed local group for $26.5 million through private treaty, making it the fourth en bloc sale in 2020. According to The Business Times, this is the freehold condo's second effort at a collective sale.

When the condo was initially put up for sale through tender in September of this year, marketing firm JLL set the same recommended price. Although JLL noted the property, which is situated along Lorong 25A Geylang and is less than 300 meters from Aljunied MRT station, “attracted several inquiries from small and mid-sized developers and institutions,” the bidding concluded without any bids the following month.

After factoring in the 7% extra Gross Floor Area (GFA) for balconies and a construction fee of around $3 million, the transaction price amounts to a land cost of about $877 per square foot per plot ratio. According to the current URA Master Plan, the 11,439 square foot (sq ft) property may be rebuilt into a residential or institutional complex with a maximum of eight storeys.

In 1989, Advance Apartments was finished. According to JLL, the land might generate up to 34 apartment units with an average size of 900 to 925 square feet if transformed into a condo.
